Working Richland

Richland is home plate — the shop sits on Jadwin Ave, which means a Richland call is usually the shortest drive of our day. It also means we know exactly what Richland water does to spa equipment, because we drink the same mineral-heavy supply: it ranks with the hardest municipal water in Washington, and it writes itself into every heater element and jet passage in town.

The spa population here splits in two: newer builds up Badger Mountain and around Queensgate with big, heavily-jetted acrylic tubs, and the older established neighborhoods off George Washington Way where a well-kept spa may be on its second pump and third cover. We carry parts for both generations.

Richland questions

How fast can you get to a Richland address?
Usually fastest of any town we serve — the shop is on Jadwin Ave, so a morning call often means a same-day slot.
Does Richland water really matter to a spa?
It ranks among the hardest municipal supplies in the state, and it is the single biggest factor in how long heaters and jets last here. Descaling on a schedule is not optional advice in this town.

Every repair we run in Richland

From the work orders

Job Cards, Lightly Redacted

Real faults, real fixes — the paperwork version, minus the addresses.

WO-1408

Element read 9.2 ohms cold

Right in spec — so the no-heat fault wasn't the element. High-limit had drifted; forty-dollar sensor, not a heater assembly.

WO-1371

Overheat every July afternoon

Cover on, 104° set, west-facing deck. Not a fault — physics. Dropped the setpoint two degrees and the trips stopped.

WO-1502

Hum, no spin, tripped in 40 sec

Start capacitor bulged at the top. Swapped on the tailgate; pump outlived the visit by design.

WO-1466

Grinding on high speed only

Bearings, water-etched from a seal that had wept all spring. Wet end saved, motor replaced, seal done properly.
